Counter flashing repair fixes the part of a chimney flashing system people see from the street: the metal band set into the brick that laps down over the step flashing. When it pulls loose, water gets behind it and runs down inside the flashing instead of over it.

The right way to install counter flashing is to grind a reglet, a slot about an inch deep, into a mortar joint with an angle grinder and a masonry blade. The top edge of the metal is bent back into that slot, wedged, and sealed with a polyurethane or butyl sealant rated for masonry. On a sloped roof the counter flashing is stepped so each section follows a mortar course.

What we find on a lot of leak calls is counter flashing surface-mounted with a bead of silicone and a few masonry nails. Silicone does not bond well to dusty brick, and sun cracks it within a few seasons. Once the bead lets go, the chimney leaks every time it rains sideways.

We replace bent or rusted pieces, regrind the reglet where the old mortar is soft, and reset the metal. If the brick itself is crumbling where the slot goes, we handle that with chimney tuckpointing first. Call (833) 583-1301 for chimney flashing repair on your roof.

How a chimney leak job goes

Four steps to chimney flashing repair in Philadelphia, PA

01

Call and describe the leak

Tell us where the water shows up and when. A stain that only appears in wind-driven rain points somewhere different than water in the firebox.

02

We find the entry point

Our crew checks the crown, the brick face and the step and counter flashing, because a leak at the chimney is not always a flashing problem.

03

You get a plain written scope

We tell you what failed, what we plan to replace and what it costs before any shingle comes off.

04

We fix it with metal, not caulk

New step flashing under each shingle course and counter flashing set into a ground mortar joint. Photos before and after.

Chimney Flashing Repair FAQs

Questions about chimney flashing repair

Questions we hear about Counter Flashing Repair in Philadelphia, PA.

Call (833) 583-1301
Can you just seal my chimney flashing with caulk?
Caulk is a temporary patch, not a repair. Sealant bonds poorly to dusty brick and breaks down in the sun, so a caulked joint usually fails within a couple of years. A lasting fix is step flashing under each shingle course with counter flashing set into a ground mortar joint above it.
How long does chimney flashing repair take?
Most step and counter flashing jobs on a single chimney take a day. Adding a cricket, crown rebuild or tuckpointing can make it two. Waterproofing is often a second visit because fresh mortar needs time to cure first.
What metal do you use for chimney flashing?
On most asphalt shingle roofs we use aluminum or galvanized steel. On slate, cedar or historic homes we use copper, which lasts as long as the roof. We avoid pairing copper with galvanized steel or aluminum on the same detail because the two corrode each other.
My house has no chimney. Can you still help with a roof leak?
Yes. Much of our work is wall flashing, skylight flashing, vent pipe boots and valley flashing, which use the same methods as a chimney. On homes without masonry chimneys, those are where most leaks start.
How do I get a quote for chimney flashing repair?
Call (833) 583-1301. We will ask a few questions about where the water shows up and what the roof looks like, then set a time for our crew to look at it in person.
